For landlords and small property managers
One number for the building, a notice for each tenant
You own a duplex or a few small buildings and you are not at them at night. Tenants text a photo, you get the report.
A visit notice goes to each unit, with the prep steps.
Tenants can text us a photo; we ask you before we book.
After each visit, you get a report: units checked, what we found, what we did.
The gaps and leaks that are yours to fix are listed separately.

How it works
From a tenant's text to your report
- 01Any day, until 11 pm
Step 1: The tenant texts
A photo and a unit number to the same text line. We reply while the line is open.
- 02Same thread
Step 2: We ask you
Before we book, we text or call you. You say yes and who pays, according to your lease.
- 03Day before
Step 3: The unit gets a notice
The tenant gets the date, the two-hour window and the prep steps.
- 04Monday to Saturday, daytime
Step 4: The visit
We inspect the unit and the units beside it when you've agreed. Nothing is treated before the written quote is agreed.
- 05After
Step 5: You get the report
Units checked, what we found, what we did, and the follow-up date.
Questions
Landlord questions
Who pays when a tenant texts us?
That depends on your lease and Georgia law, and on what the pest turns out to be. We don't decide it. We ask you before we book, and you choose.
Do you treat the units beside the one with the problem?
Often we recommend an inspection of the units that share a wall or a pipe chase. You choose which ones, and each gets its own notice.
Can I get a service history?
Yes. Every visit is written up, and we send you the reports for the building when you ask.
Seen something?
Have a building?
Text the address and the number of units, and we'll call you back in office hours.
